Our Process

Eight Stages, So You Know What Happens Next

Most roofing complaints are not only about the finished roof. They are about not knowing what is happening, when decisions need to be made, who is responsible or what comes next.

Nice Roofing follows a clear process for roof repairs, roof replacements, storm damage inspections, tile roofing, metal roofing, shingle roofing, flat roofing, gutters and drainage work. The exact scope changes from property to property, but the steps remain clear: inspect, document, explain, scope, schedule, complete the work, clean up and provide final documentation.

Stage by Stage

What Happens, in Order

Stages one through three apply to every inquiry, including inspections that end with us telling you the roof is in good condition or that a roofing problem does not require work. Stages four through eight apply when there is a repair, replacement, installation, gutter, drainage or storm damage scope to complete.

01
You · a few minutes

Tell Us What You Are Seeing

Start by telling us what is happening and where the property is located. The request form or phone call should include the roofing concern, whether water is entering the property, when the issue began, whether a recent storm may be involved and whether you are looking for repair, replacement, a roof inspection or a new roofing system.

An active roof leak, storm damage, missing shingles, damaged tile, lifted metal panels, ponding water, broken gutters and a planned roof replacement are handled differently. The more clearly you describe the issue, the better we can prepare for the inspection.

Most useful information to include

  • What you have noticed, written in your own words
  • When the problem started and whether it is getting worse
  • Whether water is actively entering the property
  • Whether the issue appeared after wind, heavy rain, debris impact or a storm
  • Photos or videos, if you can take them safely from the ground
  • Any previous roof repair, replacement or maintenance information you know

What happens next

  • We confirm we received the request
  • We discuss the roofing concern and property location
  • We arrange an inspection time based on the situation
  • Active leaks and urgent storm related concerns are prioritized over planning inquiries where possible
  • We tell you what information or access may be helpful before the visit

We Inspect the Roof System, Not Just the Obvious Symptom

A roof inspection looks at the area you are concerned about and the connected components that may be causing or contributing to the issue. We inspect visible roof covering conditions, roof details, drainage paths and accessible interior or attic areas when relevant and safe.

A ceiling stain, for example, may be some distance from the roof entry point. A missing shingle may be part of a small repair or a sign of broader wind damage. A broken tile may be a surface issue or an indication that the underlayment beneath needs attention. The inspection is designed to separate the visible symptom from the condition of the roofing system.

Covered during each applicable inspection

  • Roof covering condition across relevant roof planes
  • Wall, chimney, skylight and transition flashing
  • Valleys, ridges, hips, eaves and roof edge details
  • Pipe boots, vents, penetrations and roof mounted components
  • Tile, metal, shingle, membrane or low slope roofing conditions
  • Gutters, outlets, downspouts, roof drains and drainage paths
  • Attic, roof deck underside and interior evidence where accessible and relevant

You do not need to

  • Climb onto the roof
  • Know roofing terminology
  • Identify the source of the leak before we arrive
  • Decide on materials, colors or replacement options before the inspection
  • Commit to any roofing work before you receive the findings
03

You Receive Clear Findings Before You Decide

Nice Roofing documents the visible conditions that support the recommendation. We provide photographs and a written summary explaining what we found, where it is located, what may be causing the concern, what requires immediate attention and what can be monitored.

A repair may be recommended when the cause is localized and the surrounding roofing system remains sound. A roof replacement may be recommended when problems are widespread, materials have reached the end of their useful life, water has reached components beneath the visible surface or a repair is not likely to provide a practical long term solution.

Written so you can

  • See the evidence rather than rely only on a verbal description
  • Request a second opinion using the same documented information
  • Compare options and decide on your own timeframe
  • Understand what is urgent, what can wait and what a repair can realistically accomplish

Some inquiries stop here

  • The roof has useful life remaining and does not need current work
  • The issue is not a roofing problem
  • The requested work is outside Nice Roofing’s service scope
  • You need a second opinion on another contractor’s quote
  • You choose not to proceed with roofing work at this time
04
Us to you · once you request a detailed scope

The Scope Explains What We Would Do

If roofing work is recommended and you want pricing, we prepare an itemized scope and estimate. The scope explains what work is included, which roofing materials or system components are involved and what conditions or decisions may affect the project.

A written scope should be detailed enough to let you understand the work not so vague that you cannot tell what you are approving.

The scope identifies

  • The roofing repair, replacement, installation, gutter or drainage work included
  • The relevant roofing materials, products or system components
  • How roof decking is handled if repair is required after exposure
  • Expected project sequence and a projected schedule
  • Items that are specifically excluded from the scope
  • Details that require a final product selection or property specific confirmation

Worth asking about

  • Which items can be deferred and which need to be completed now
  • What could change if concealed deck damage is found
  • What is included in cleanup and property protection
  • How gutters, drainage, flashings, roof edges or ventilation are handled
  • Whether permits, inspections, product approvals or HOA requirements apply
  • What is not included and why

We Confirm the Details Before Work Is Scheduled

Once you approve a scope, we coordinate product selections, material availability, property access, staging, color or profile decisions where applicable, work area preparation and the estimated installation window.

The exact schedule can be affected by material availability, permitting timelines, required inspections, weather and property specific logistics. We will communicate the information we have and update you if conditions change.

Palm Beach County makes reroofing forms available by roof system, including separate forms for asphalt shingles, concrete or clay tile, metal roofing and flat roofs. The permit and documentation process depends on the project scope, jurisdiction, roof system and property.

Decisions made at this stage

  • Roofing product, profile, finish or color
  • Gutter color and whether gutters are included in the scope
  • Start date range and expected project duration
  • Material delivery, driveway, parking and staging arrangements
  • Access requirements for gates, pets, pool areas, lanai areas or commercial property operations
  • HOA approvals or property management coordination where required

What can affect timing

  • Material availability and product lead times
  • Permit processing and inspection scheduling
  • Weather conditions that make roofing work unsafe or unsuitable
  • Unexpected roof deck repairs discovered after tear off
  • Site access limitations, occupancy needs or building management coordination

We Protect the Property Before Roofing Work Begins

Roofing work starts with preparation. The crew protects relevant landscaping, planting beds, walkways, driveway areas, pool cages, lanai structures, air conditioning units and exterior features as the property and project scope require.

For roof replacement, installation and some larger repair scopes, the existing roof may be removed to expose the deck. That is the point where concealed damage can be confirmed. If damaged decking or another hidden condition changes the scope, we document it and communicate it to you before proceeding with added work.

Protection before work starts may include

  • Covering or shielding landscaping and planting beds near the work area
  • Protecting pool cages, screens, lanais, patios and outdoor living areas as applicable
  • Protecting air conditioning units, pool equipment and other exterior equipment
  • Establishing debris routes, dumpster placement and material staging areas
  • Coordinating access to driveways, walkways, gates and entrances
  • Maintaining clear communication around active work zones

You will hear from us if

  • Roof decking needs repair or replacement after the existing roof is removed
  • A visible condition changes the approved scope
  • Weather affects the safe installation schedule
  • Access, material delivery, inspection timing or a property condition affects the work
  • A decision is required before we continue

Us · before we leave the project

Cleanup Is Part of the Roofing Work

Roof replacement and roofing repair create debris, removed materials, fasteners, packaging and dust. Cleanup should be handled as part of the completed scope not as an afterthought.

Before the crew leaves, we remove roofing debris from the work area, clear gutters and downspouts of roofing waste where applicable, perform a magnetic nail sweep across driveways, paths, lawn areas and planting beds, remove jobsite protection and walk the relevant exterior areas with you.

Cleanup includes

  • Removal of roofing debris from the property
  • Clearing of roofing waste from gutters and drainage areas where applicable
  • Magnetic nail sweep across accessible paths, driveway areas, lawns and planting beds
  • Removal of jobsite protection and review of nearby landscaping
  • Exterior walkthrough while the project team is still available

The final walkthrough is your time to

  • Raise a concern or ask about something that does not look right
  • Review the areas you were most concerned about before work began
  • Ask basic maintenance questions for the installed roofing system
  • Confirm that the agreed roof, gutter, drainage, repair or replacement scope is complete

You Receive the Project Record

At closeout, you receive the relevant project documentation for the work performed. This may include final project paperwork, photographs, product or manufacturer information where applicable and permitting records when the scope requires them.

Keep this documentation with your property records. It may be useful when maintaining the roof, planning future upgrades, selling the property, obtaining another contractor’s opinion or responding to an insurer’s request for roof related information.

You receive, as applicable

  • Final project documentation
  • Photographs from the work
  • Manufacturer or product documentation for materials used
  • Permit and inspection records where applicable
  • The final scope and any approved changes

Your Part

What to Do Before the Roofing Crew Arrives

A little preparation helps the first workday go more smoothly. We will remind you of the project specific items once your start date is set, but the list below covers the most common steps for roof replacement, larger roof repair, gutter and drainage projects.

  • Clear vehicles from the driveway, garage access and areas near the building where material delivery or debris removal may occur
  • Move vehicles, outdoor furniture, planters, potted plants, grills and fragile items away from the work perimeter where possible
  • Remove wall hangings, shelves or fragile items that could shift from roofing vibration
  • Tell us about pets, gates, children, household members working nights, health needs or quiet hour concerns
  • Point out irrigation heads, landscape lighting, decorative features or other yard elements that need special attention
  • Share access instructions, parking limitations, HOA guidelines, building management requirements or community restrictions
  • Notify neighbors when work will occur near shared driveways, narrow lots, townhomes or closely spaced properties
  • Keep pets indoors or in a safe location away from active work zones and open gates

What Nice Roofing Handles

Nice Roofing manages the work area protection relevant to the project, material delivery and staging, debris containment and removal, permit coordination within the approved scope and required inspections by the jurisdiction that has authority over the property.

If a specific item needs extra care such as a pool cage, generator, satellite dish, mature landscaping, specialty pavers, solar equipment, outdoor kitchen or delicate exterior finish tell us during the inspection or final walkthrough. It is better to plan for it than assume it will be noticed during active roofing work.

Communication

What You Should Hear and When

Clear communication keeps roofing work predictable. The table below shows the contact points you should generally expect during a typical repair, roof replacement, gutter installation or drainage project.

The contact points to expect on a typical roofing project.
When What you should hear If you do not
After you submit a request Confirmation that we received your request and a conversation about inspection scheduling Resubmit the request or contact Nice Roofing directly; online forms and messages can occasionally fail
After the inspection Findings, relevant photographs and a clear explanation of what the roof needs Ask for the written findings; the inspection information is yours whether or not work follows
Before the project start date Confirmation of the expected date, arrival process, access needs and property preparation items Contact us to confirm rather than assume; schedules can move because of weather, materials, permits or prior project changes
If the scope changes A same day conversation and photographs showing what was found and why it affects the work Pause and ask questions before approving additional work or cost
If weather affects the schedule Notice that the work cannot proceed safely and an updated scheduling plan Ask for the revised plan in writing if you need it for coordination
At completion A walkthrough, final review and relevant project documentation Do not treat the project as fully closed until the walkthrough and final documentation are complete
Protection & Cleanup

Roofing Is Demolition Before It Is Construction

Tearing off an old roof creates heavy, sharp and sometimes dusty material that has to move past landscaping, driveways, patios, exterior walls and other property features. How the crew prepares, contains, removes and cleans up that material is a meaningful part of a professional roofing process.

The lists below cover what is put in place before the first roofing material comes off, and what is checked before the crew leaves for the last time.

Before Roofing Materials Are Removed

  • Landscaping and planting beds near the work area are protected as the property and scope require
  • Pool cages, screens, lanais, patios and exterior living areas are considered during work planning
  • Air conditioning units, pool equipment, outdoor furniture and other exterior features are protected where practical
  • Driveways, walkways, walls and access routes are reviewed for materials, debris movement and equipment needs
  • Material staging and debris removal routes are discussed before active roofing work begins

Before the Crew Leaves

  • Roofing debris is removed from the property
  • Gutters and downspouts are cleared of installation waste where applicable
  • Accessible driveways, paths, lawns and planting beds receive a magnetic nail sweep
  • Jobsite protection is removed and nearby landscaping is reviewed
  • The exterior is walked with you while the crew is still available

The final nail sweep matters. Loose roofing fasteners can remain hidden in grass, mulch, driveway edges or pavers if they are not collected. Our cleanup process is designed to reduce that risk and leave the property ready to use again.

Process Questions

Questions People Ask Before Starting a Roofing Project

Stage One

It Starts With Someone Looking at the Roof

The first three stages require no commitment to roofing work. They give you a clear understanding of what is on the roof, what condition it is in and what it needs whether that means a repair, a replacement plan, drainage work, storm damage response, maintenance or no current work at all.

Start with a free roof inspection from Nice Roofing. We will look at the roof, photograph relevant findings, explain the options and tell you what happens next.
